We’re still in the midst of a hot seller’s market, and I’m seeing a lot of people who are feeling stuck because of it. One homeowner told me she was ready to move, and while she knew that her current home would easily sell, she was afraid she’d be unable to find a new home to purchase. A lot of other homeowners are feeling the same way, so today I’ll be discussing how you can navigate the market and secure your next home.
The most important thing is to have a plan before entering the market. There are a few routes you can take:
1. Extended escrow: An extended escrow creates a long period of time before ownership of the home transfers to the buyer. This gives you time to find a new place to live after you sell your current home.
2. Rent-back: In a rent-back situation, you sell your home and rent it back from the buyer for a few months or more. This also gives you the chance to find a new property after selling.

3. Sell after finding another: This doesn’t usually work in a normal market, but it’s happening a lot now due to high demand. In this situation, you agree to sell your home to a buyer after you find a new property to purchase.
